Dear Property Owner:
Ive lived in this building for a few months now and one of the first things I noticed was the fluctuating hot water. When taking a shower, Im very aware of when someone else is using the water in the building. I have yet to take a shower where the water temperature is consistent.
This issue I have with this, aside from the obvious discomfort, is the amount of water it wastes. Heres where it affects you, the property owner. You are paying for a lot of wasted water. In an average shower, I will spend anywhere from 3-5 minutes just standing there, waiting for the water to be a tolerable temperature so I can continue washing. Thats about 40 gallons of water. Multiply that by 7 days a week and thats 1,120 gallons of wasted water per tenant, per month. That doesnt include the water we run while we wait for it to get warm.
An excellent solution to this problem would be to install a tankless water heater. This type of water heater can handle the large demand that an apartment building would require of it. Instead of heating a large tank of water, it heats the water as it passes through. You can connect more than one unit to increase the supply. 1 unit may give 8 gal/sec, but 2 units give 16!! Sure, you can go buy a regular water heater that would handle the demand of our building (which our current one obviously cant), but you wouldnt get the energy savings that you would get from a tankless.
The difference is that a tankless only goes into action when its needed. The old-fashioned water heaters use gas constantly, heating water that just sits there. You can save up to 50\% a month on energy alone.
Please take the time to review my suggestion and Im positive you will find that this is a foolproof investment. The energy savings combined with the water savings will more than likely pay for the water heater in less than 3 years. After that, its all money kept in your pocket!!
I also have one more energy/money saving suggestion that is related to tenant comfort. The outdoor lighting is much too bright. A good solution would be to install motion sensors on the lights. This way, we wouldnt be jeopardizing any safety on the premises while reducing the amount of energy wasted. You can adjust the timers so they dont come on until after dusk, as well. Replacing the bulbs with Compact Flourescent Bulbs (CFL) would also save energy, especially in the laundry room. The combination of the CFLs and the reduced amount of time the bulb is actually on will add up to a lot.
In addition, you should install a timer switch on the light in the laundry room and a door spring so the door closes on its own. This would replace the security of leaving the light on by ensuring that non-tenants cannot gain access to the room.
Thank you so much for taking the time to read this and for considering my suggestions. If you take my advice, you could save hundreds of dollars a month and help the environment as a bonus, all while make your tenants happier.
