1) the Penfield zoning ordinance may be modified to address deficiencies in its existing LI zoning code, including without limitation the promulgation of zoning regulations regarding (i) maximum parking density thresholds; (ii) vertical building density (viewscape) parameters; and (iii) regulations related to multi-level parking structures; and (iv) other regulations as deemed appropriate; and
2) the appropriateness of the LI zoning classification for LI properties may be fully evaluated, particularly in light of a prospective update of the Town of Penfield's Comprehensive Land Use Plan, and information which was not known or circumstances which did not exist at the time of the initial zoning of LI properties; and
3) that consideration be given to creation of a new zoning classification for LI properties having environmentally-sensitive attributes, such as proximity to CORBETT'S GLEN NATURE PARK and other public recreational areas, federally designated wetlands, natural fisheries, Town EPOD (environmentally protected) districts, or areas of archaeological significance. Such consideration should include the development of appropriate zoning requirements to protect such attributes.
