An application has been submitted to amend the Land Use Designation (zoning) of the property located at 312 - 45 Avenue SW, Calgary. The landowner's intent is to develop a "garage suite" at the rear of the property.
The application is to change zoning from R-C1 to R-C1s. If the zoning change is successful, it would allow for the development of the rear of the property, and the construction of a 2-storey backyard suite (or garage suite).
The proposed use will impact the privacy of many homes along the abutting laneways. A 2-storey structure would overlook into backyards, and into rear windows of adjacent houses.
There are slope stability and drainage concerns due to the steep slope of the lot and our unpaved laneways. The development of the corner of that property may impede driver visibility in the laneway and pose safety issues.

The Public Hearning has been scheduled for Monday February 13, 2017 at 9:30am, and will be held in Council Chambers, Calgary Municipal Building, 800 Macleod Trail SE.
