Hello Neighbors,
An application has been made to sever the lot at 114 Lamplighters Drive. They are proposing to build a 2 story detached home on this corner which would become 153 Kennevale Drive.
For those in the community, this would impose numerous issues which include increased traffic on this corner, a structure that would impede view of Cedarview Drive, interrupted sidewalk and the need for caution for walkers, and possibly a negative effect on the value of our homes due to congestion and a negative impact based on esthetics.
The current lot is 24.61 meters wide. They are proposing severing this into 2 lots. Lot #1 will be the newly severed lot at 9.35 meters wide by an irregular 28.17 meters deep.
The second lot will maintain the existing bungalow and the property will now be 15.26 meters wide by 32 meters deep.
At these dimensions there is no room for error or movement. And based on the visual of the lot and the existing street light I am to assume that the driveway will come straight off of Kennevale creating a possible danger zone for cars coming off of Lamplighters in both directions, as well as cars, bikes and foot traffic on Kennevale. Although the city regulation say 9 meters is the minimum allowance for a lot space, location should also play into the decision.
