My fellow Tenants of East Lake Club:

It has come to our attention that the Mgmt of East Lake Club is insinuating that we may have foul purposes in asking for ID to attend our 1st Tenant Meeting.

First of all, your attendance at this meeting is totally optional. It is designed to give a voice to those who may be confused about how to handle their specific situations. The purpose of the meeting is to shed light on how to take care of your specific need or complaint so that you may get justice. We all know that when you complain to East Lake it goes in one ear and out the other and they just continue to practice unlawfully. It may be quiet for a while but its only a matter of time before we are hit with some other type of problems due to this atrocious management.

We are current tenants that are building a Legal Tenant Organization within our rights according to Fl Statute 83.64 in order to defend ourselves and all other current and future tenants from this malicious mgmt company.

East Lake Club management is trying to discredit our purposes in asking for ID. This is their attempt to thwart the situation so that they do not have to answer to a higher official authority. One thing they do know is that there is POWER in numbers, this is why they are trying to discredit us and it is illegal.

Simply, ID is requested so that we may know who is entering my home; since we are unable to give the meeting in a common room such as would be the clubhouse. We need to know who is coming through our doors so that we may protect ourselves and all the individuals who will be attending, we will also have a police presence on-site to keep the peace.

This is not an attempt to steal anyones information, there will be a petition to sign for those who are experiencing the same negative behaviors from this company and the one thing we all have in common is the need for security.

I dont know if you realize that we no longer have a security guard on duty. This makes us all vulnerable to muggings, theft and possible death since our gates are not controlled. Please put your complaints in writing and give them to us so that we may fight on the behalf of you and all the tenants when we get our day in court. I am in the processes of litigation now, so the sooner I get your complaints the better.

These issues include but are not limited to:

A. Property Issues, Pursuant to Fl Statute 83.201, 83.64 (b)

1) Our main concern here 1st and foremost is Security, due to the non-existence of controlled access gates.

2) Living Directly across from property manager Sheila Parker, conflict of interest.

3) False and outrageous accusations by property Manager and assistant property mgr.

4) Unprofessional treatment by management personnel taunted and belittled by Sheila Parker.

5) Pool Area with Spa is never cleaned properly, especially the spa; there is ground in dirt on the sides of the wall surrounding the spa.

6) Hours for pool use are too short for the working people of the complex. We are unable to enjoy this amenity because it closes at sunset.

7) Fitness room is barely in working condition, only a few pieces of equipment actually function.

8) Visuals and Lighting at Tampa Road entrance is obstructed in darkness.

****Remedies****
Pool/Spa needs to be cleaned thoroughly to code enforcement standards and hours should be extended. No reason to close so early because there is no lifeguard ever present at any time. It is swim at your own risk anyway.

Fitness room needs better maintenance on equipment that works and need to replace broken equipment.

Lighting needs to be repaired in front of Tampa Road Entrance, you are unable to see the sign at night. It needs to be lit up well.

B. Harassment/Discrimination Issues, Pursuant to Fl Statute 83.64, (1) (C), (2), (4), 83.201

1) Harassment by management because they claimed my front door was opening and closing too much, by sending a disturbance notice to me less one week of being a tenant about frivolous issues. Anyone knows that when you move into any place there is some common hustle and bustle, but since I live directly across from the property manager this was the outcome.

2) Profiling and slandering by sending disturbance letter to me about some individual or individuals supposedly from my apartment wandering the property. Who are these people and how do they assume that they came from my apartment when it could be anyone. There are many people wandering this property and cohort in different locations, so how can they assume it was my visitors? I am an adult and my visitors are also adults and do not involve themselves in this type of activity. Still waiting for proof, none received and how could you blame any of this on any person in this complex when our gates are wide open to all strangers.

3) Discrimination and Belittlement occurred within management office when I asked for copies of paperwork in my file. I was told by Sheila Parker in a very rude and disgusting manner, and I quote: You need to leave I dont know about you but when I go into my managements office I expect to be treated with respect and so should everyone. I asked respectfully for copies of my paperwork and this was the treatment Ive gotten so very unprofessional.


***REMEDIES***
Cease and desist all activities mentioned above and honor me with copies of all paperwork within my file. Management should be sent to training to learn how to deal with people on a regular basis

C. Repair Issues, Pursuant to Fl Statute 83.56 (3), 83.201, 83.51, 83.63

1) Bedroom door needs repairing, has had horrible carvings in the door since the day I moved in and was told that since the door was functional, they could not change it. So therefore I had to look at this door since I moved in on Oct 10th.

After our initial announcement regarding the tenant's meeting, we were notified by another tenant that we were renting an apartment that was closed down for several years; due to two apparent suicidal events within this apartment. This is just a few more of the things that were covered up by management.

2) Vents need cleaning, to code enforcement standards, I have many episodes of foul smells seeping through vents especially in the back bedroom mold and mildew may exist in the ducts.


***REMEDIES***

Move us out of this 2 bedroom into a 3 bedroom with a lakeside view away from this insidious individual named Sheila Parker who is in charge East Lake Club Apts.

We as tenants all love the location of east lake club, so it is not my/our intention to leave the establishment it is my intent to fight the powers that be because they are acting unlawfully toward us the tenants.

Clean vents and air ducts; make sure this place is not a hazard to our health, because what ever is in the ducts is in our lungs.

D. Extortion Issues, Pursuant to Fl Statute 83.201

1) Pet fee is ridiculously outrageous for cat owners who have purely house cats. $350

2) Extortion of tenants when served a 3 day notice that includes more than just rent for the location.


***REMEDIES***

Refund of all or at least half of pet fees when you have a house cat and we do not use the grounds to walk them.

Stop management from extorting tenants for extra amounts of cash on 3 day notices which they cannot explain. I am living proof of extortion on a 3 day notice I was given a 2nd 3 day notice within one week after questioning the original amounts on the original 3 day notice.

When the 2nd notice arrived it looked closer to what I had expected. Still it contained an amount larger than my rent total. A 3 day notice is not supposed to include any extra fees except for that of the rent and should also not include late fees.

All other fees should be properly explained and sent attached as separate form or the 3 day notice is not enforceable.


What if I didnt know my rights and I received such a letter and didnt question the amounts? Do you think they would have given me back the difference? I dont think so, I believe that this is how this infamous company operates and they rely on the fact that most of us are basically ignorant when it comes to our rights as a tenant.

E. False Advertising, Pursuant to Fl Statute 83.60 (1), 83.201, 83.51 (1)

1) No Billiards Exists

2) No Clubhouse exists

3) Controlled Access Gates are broken access gates

4) No Such Thing as gated community

***REMEDIES***
Stop offering these amenities during their advertising for the complex or add and fix what needs to be in order to change it from false advertisement to truth advertisement.
Lower our rent to accommodate what has not been available to us over a matter of years
