Stop Development of Park Avenue at Creekside

Christenson Developments in partnership with Laebon Homes proposes to develop a 92 unit senior living complex which will consist of 40 assisted living units and 52 independent living condo style apartments. The assisted living side will be a 2 story building, while the independent living condo apartments will be 4 stories including the walk out basement.

This development will impact the traffic in the area as it will be placed over what would be 9 residential lots. So instead of having 18 potential vehicles, calculated at 2 per household, there is the potential to impact 45th Avenue Close with 52 potential vehicles on a regular basis, calculated at 1 vehicle per independent living unit. This street is already narrow and does not provide much by way of street parking. There are already multiple families located in the neighborhood with small children and increased traffic would pose a hazard.

In addition to the impact of increased traffic it will also impact the view that would be enjoyed by other homes in the area. Creekside is currently a neighborhood with only detached, Single Family homes and Laebon has continued to represent it to their customers as such.

We the undersigned OPPOSE this development on the aforementioned grounds and request that Christenson Communities and Laebon Homes address our concerns by relocating the proposed development.
