We the undersigned residents of the Santa Cruz Community support infill residential development within the City of Santa Cruz. Infill development is the most efficient utilization of the City's resources. Infill development should not necessarily replicate the existing pattern of development that was based on an out-dated notion of unlimited resources and an ever expandable City boundary which would encroach on the precious green-belt surrounding our beautiful city.
The property at 170 Frederick St. is within walking/biking distance to schools, community facilities, neighborhood parks, public transportation, and shopping. The proposed mix of housing types - from single family homes, to town-homes and rental accessory dwelling units - will provide a range of affordability that is sorely needed in our community. Furthermore, the project is a green development and designed for wheel chair accessibility.
It is important that the remaining infill properties in the City be developed to maximize the housing opportunities while mitigating adverse impacts, offering affordability and accessibility, and utilizing green building techniques.
The proposed project at 170 Frederick St. is consistent with the mix of housing densities found in the Seabright area, and is an excellent example of responsible infill development.
The undersigned support the proposed project and encourage the City Council to approve it.
