The truth of the matter is that there already exists, over 2300 Tax Credit units within 10 miles of the proposed complex. The average occupancy is only 70-75\% in most developments. Furthermore, conventional multi-family apartments are suffering a decline in occupancy rates because the number of units being built is steadily rising. This is evidenced by the number of move-in specials and rental discounts being offered in this area. Adding additional developments will only hurt the existing market thus resulting in dramatic declines in the overall property value of multi-family dwellings as well as single-family dwellings.
