While the attorney representing the Ahlers Family Trust stated that he believes that this change represents a good transitional zoning choice between the middle school and the houses to the west, we disagree. The idea of transition should be from large commercial centers, highways, etc. to areas of single family homes. Being far from highways and commercial developments, we believe this rezoning is not transitional and is not appropriate.
Until now, this area has been approved for a 114 Lot single family home development which was approved in 2006. Changing the zoning now disregards the Providence Development Plans intent and undermines the purpose of having a master planned community.
We believe increased density is not appropriate in this area as it is adjacent to a planned middle school and a currently operating elementary school. The proposed 429\% density increase would adversely affect the safety of young school children while walking along and across these roads. Lower safety for our children is unacceptable!
Finally, higher density areas tend to have higher crime rates. This is evidenced by crime reporting on the Las Vegas Metropolitan Police Department website and the North Las Vegas Police Department website. We want to keep crime in our neighborhoods low.
We are against rezoning and any non-single family home development on this parcel for the aforementioned reasons and those we specify in the comments section.
