The Cambie Corridor is currently being considered for rezoning for what has been called a "bold and sensitive" city plan. Their goal is to dramatically increase population density in the areas around the Canada Line stops including 25th, 41st and Marine Drive on Cambie, by building 12-36 (or even more) -storey buildings on most of the corners, and development of 8-storey condos along the arterial avenues (25th, 41st, Marine Drive). Although consultation was held with the communities, there were no actions to reflect the concerns of the existing residents regarding dramatic increases in:
- density
- total pollution
- litter
- noise
- crime
- traffic and traffic disruptions
- overshadowing/loss of sunlight
- loss of privacy
- loss of natural beauty and character of the neighbourhood
The key point is that this rezoning will affect the heart of Vancouver's peaceful neighbourhoods and disrupt the identity of these communities and the current residents living in Vancouver.
Please note that there has been a unanimous petition to oppose this rezoning by all the residents on 40th Ave between Cambie and Alberta which has been ignored by the planners. The plan is also in direct violation of the City of Vancouver Riley Park/South Cambie Community Vision (2005) which states that:
"Some additional four storey apartments should be permitted in RSPC, provided they are:
- designated to be compatible with adjacent residential and commercial buildings, with attention to privacy, views, shadowing, and landscaping
-located in select areas and built as small projects rather than as a widespread replacement for existing housing types"
"15.7: Allow More Four Storey Apartments" and "15.8: Allow More Six Storey Apartments" are both described as "Not Supported" in RPSC Community Vision, with agreement at 38% and 25%, respectively.
Please support our opposition to the drastic increase in high-rise buildings and help pass a proposed amendment: to limit the arterials to 2-storey townhouses, specifically on the North side of 41st between Cambie and Alberta, where single family homes are in danger of being completely overshadowed. Let's keep such extreme vertical height OUT of our residential areas in Vancouver.
