PETITION OPPOSING PROPOSED PROJECT:
1298 COAST VILLAGE ROAD


To: The City of Santa Barbara Planning Commission

From: Residents and business owners of Santa Barbara, CA

We, the citizens of Santa Barbara, object to the current proposal for development of the Union 76 gas station located on the corner of Olive Mill Road and Coast Village Road.

This proposed mixed-use, 18,196 sq. ft., 3-story development, including eight 2-story condos and 5,000 sq. ft. of office/retail space, is not in any way compatible with the area. It does not conform to the existing zoning or the feel and charm of Coast Village Road and its small buildings. This project is unacceptable in its height, bulk, and density. It would forever obliterate the streets most beautiful mountain views, increase the population, and add to traffic congestion. The numerous zoning and setback modifications requested, if approved, would greatly and adversely affect neighbors.

The massive size would block sunlight to northern neighbors, require excessive water usage from an already strained supply, and the two + years of construction (while similar major construction is going on at the nearby Miramar Hotel, the Hot Springs Road traffic circle and Westmont College) would create noise, pollution and disruption beyond what this semi-rural area needs, wants or can absorb.

The new precedent set for this area would have a negative impact forever.
