Promises of school tax relief are false as evidenced by this years increase in the Carmel School budget of more than 4 million dollars. It would take 5 such developments to offset that increase this year alone - and 5 more the year after that so on and,
Promises of vast wealth to town coffers are false as evidenced by the fact that the Town of Kent alone will bear the burden of providing traffic, police, emergency and other municipal services and will earn less than $50,000 dollars a year from the proposed development (5 new McMansions would generate more town tax income) and,
Sales Taxes generated by this development will be sent directly to the county which does not share such revenues with local towns especially those most heavily impacted by the sprawl and,
Traffic on local roads such as Terry Hill Road, Fair Street, routes 52, 311 and I84, all already heavily impacted by regional sprawl will worsen and,
Minimum wage jobs (McJobs) will make up the vast majority of new positions at this sprawling complex with workers not earning enough to afford to live in our community and,
Struggling small businesses in our towns and at other nearby Sprawl*Malls will be negatively affected and,
The loss of additional viewshed on the I84 corridor, already destroyed by the Highlands Center (the Home Depot) will increase and,
The proximity to residential homes and Wonder Lake State Park will have a negative impact on property values, especially in the Lake Carmel Community and,
The creation of more than 30 acres of impervious surfaces is against the spirit and intent of the Watershed Agreement between the City of New York and Putnam County.
For this, and other reasons too numerous to mention, we the undersigned, take the position that the Sprawl Stops Here!
